General Summary: Under general supervision, regularly directs up to four other employees and performs the highest grade of work required in maintaining, operating, and repairing buildings, equipment, yards, drives, walks, etc. and directs other employees assigned to assist in this work, including such duties as:
Requirements/ Qualifications
- Must have at least two years of experience in industrial and maintenance work.
- Must have had at least two years' experience in various trades indicated above.
- Should have a general knowledge of buildings maintenance standards and practices and understand the use and care of tools required on this job.
- General knowledge of electrical code as it applies to this work and be able to solve mechanical problems related to the job.
- Must be able to read and work from schematics and prints.
- Must demonstrate aptitude for mechanical work.
- Knowledge of relevant safety and environmental standards (OSHA, MIOSHA, etc.) and ensure that all work is in conformance with such standards.
- Ability to obtain and retain Michigan State certification for refrigerants.
Essential Job Functions
- Performs maintenance and repairs to buildings, equipment, yard and machinery using hand-powered tools.
- Maintains, troubleshoots, and repairs air conditioning and heating equipment and associated control systems; blowing down boilers, testing water and adding water treatment as scheduled; bleeding air compressors and lines.
- Performs work on multi-phase electric equipment and circuits.
- Moves various pieces of furniture, fixtures, and other equipment.
- Applying paint and similar material by rollers, brushes, etc., in repairing and renovating buildings, interiors and exteriors, posts, fences and gates, furniture and fixtures, etc.
- Inspects fire extinguishers and automated external defibrillators (AEDs)
- Performs plumbing, finishing carpentry, tile, and brick work.
- Operates a motor vehicle to transports parts and materials to various job sites and facilities.
- Monitors and completes work orders within the computer system.
- Performing contractor oversight and coordinate work with vendors to provide assistance as necessary.
- When required and within pre-approved purchase limits, secure third-party assistance in completing work assignments.
- Perform other similar or related work.
